The check in was rocky as we tried to contact the agency to confirm the dock access fee was applied and available via phone call, voice mail, and several email for a few days before receiving a response. The reason this was so important is we couldn't rent a boat until we got confirmation we could use the dock. If there was an emergency you would definitely be out of luck as no one answers their phone. The house was great and the area was really a great relaxing get away, this area of Florida is a much slower pace this time of year (June 2021) than others we have vacationed at. The only complaint we had was the master room bed mattress was terrible, it has large worn indentions that you sink down into when you lay on it from so many folks sleeping in the same spot (I assume this is the cause). I ended up finding other places to sleep (twin bed or couch) which worked and lucky they have extra beds. However I would have rather slept in the master bed as it is larger and would fit my wife and I both. The pool was great and the kids loved it, the dock was awesome and lift worked great. The intercoastal waters around pine island were darker than I expected (never been here) but if you go outside on the gulf side of coya costa (and other locations) the water was much clearer, just be prepared for an hour or so boat ride. We saw dolphins pretty much everyday and usually multiple times a day. We got some video of them coming so close to the boat you can touch them momentarily. Overall we loved the place and the location - also the locals we met were awesome, everybody was super nice and took time to actually engage with you.
