Very Disappointing
Host was very nice and accommodating upon checkin. The property served its purpose for the amount of guests we brought (15 or so). We had enough room to be comfortable for a few days. However, the house was far from clean. Every bedroom was dusty and had cobwebs in each corner of the room. The bathroom sinks and showers all had mildew/black mold/water stains. The bathroom in the “cabin” was awful. The shower had mildew/mold all the way up the shower curtain. Two guests actually left and got a hotel room because of this. One of the bedrooms in the cabin had water underneath the carpet and the guests in that room had to wear shoes at all times to stay dry. We’re not sure when the last time this house was cleaned, but it was far from clean when we arrived. I’m hoping we can get the cleaning fee refunded, because our guests had to do most of the cleaning. Just my two cents: besides this being a cleanliness issue, this could easily become a health issue given the amount of mildew/mold that was seen. I can’t imagine what we couldn’t see…

Amazing property, perfect for large group gatherings
My Family and I stayed at this property to celebrate my 50th birthday. There were about 20 of us, age ranges from 3 - 78 and it was perfect for all. We enjoyed the yard by the watersports and bikes as well, beautiful area.

Family Baby Shower
We had a family/friends babyshower for my daughter here last weekend. Everyone had a great time! The highlights were: the little private beach that we walked to every day with our 6 littles, the calm cove where we kayaked and paddleboarded every day, the large patio with large enough table to accommadate our crowd for the shower. We had a large crowd (27 adults and 6 kids) and had beds and bathrooms enough as well as space enough for everyone. We used all the kitchen areas and the large parking lot was wonderful. The only negative was that we never saw the property manager and only communicated with the owner. However he was responsive to my messages, which was a good thing. I would highly recommend this property for any large gathering. Thanks Tom!

Family Vacation
We had a great time and will definitely option for a return stay. The house fit our group of 23 comfortably. We enjoyed family dinners on the large picnic table and a nightly bonfire by the water. Our kids ranging in age from 3 to 21 enjoyed boating, kayaking, paddle boarding, fishing, swimming, biking, and many other things that the house and area had to offer. Mike and Tom were very responsive and took great care of us during the week. I highly recommend this house

Great for large gathering
Look no further if you want a large place to gather, Lots of room, space and the kayaks and paddle boards are a bonus. However the properly could use a little TLC, main floor sink faucet leaked as well as the upstairs bathroom shower. The outside furniture was sparse, many broken, only 4 nice chairs. The umbrella for the table was broken and without it you had a lot of sun. As for the outside bath is was definitely not usable. Note this property is at the marina, so there is plenty of parking. It is a 10 minute walk to the beach. All in all it’s a good place for a large group.

Terrible rental
The house was infested with ants. On the first day after sitting on the couch for a short period of time i had ants crawling on my head. I found ants crawling on me in bed. They were everywhere in every room. It was terrible. We discovered mice droppings all over the kitchen counter. We saw a mouse in the kitchen. The dishwasher was falling out of the cabinet. This was our worst rental ever and we have been using VRBO for many years

Perfect for Large Families
We had 3 seperate living areas, which was perfect for our large group. With 2 full kitchens in the main house plus a full sized refrigerator and storage in the cottage, we were easily able to store food to feed the 20+ members of our family. We loved the paddle boards, kayaks, beach chairs, firepit and bbq grills. The layout of the house is so cool with very comfortable beds and plenty of bathrooms. The crazy uncle bedroom was used by (you guessed it) a crazy uncle, who enjoyed being close to everybody but still having his own personal space. With 12 kids between 1 month and 11 years old, it still wasn't crowded. We gathered in the living room at night for movies and stories. It was great being located right by the water and near a beach where they give free concerts. They're was plenty of free parking for the 6 cars, including 2 full sized extended SUVs. Our host was responsive and kind. Tom made everything very easy. The only drawback to our stay was that the house was not well cleaned. The downstairs refrigerator in the main house was noticeably soiled. There were mouse droppings all over the ledge in one of the bedrooms. We found a dirty diaper in a bedroom trash can. We got cleaning supplies and re-cleaned the house. Also, watch out for the mosquitos. Especially after the rain, they are pretty bad, so make sure you have plenty of repellant. Overall, a wonderful stay and great host!

Great spot!
Great stay at Groton Point! Perfect location within walking distance to public beach with pristine Volleyball Courts, and excellent Restaurant. Paddle boards and kayaks were a great addition for our team outing. Looking fwd to another visit soon!

Great family property
This property was spacious and well appointed. We had a large family gathering and this property gave us plenty of options for sleeping, eating, gathering and plenty of equipment for entertainment such as bikes, kayaks and paddle boards. I would definitely recommend this property! It was all we needed and much more. We hope to book again!

Wedding Weekend
We have 15 of us, age 82 to 3months… the house was perfect!!! We had the most incredible family weekend we could have asked for. The house was great. Don't let the exterior deceive you. Inside was updated, clean, decorated coastal chic. All the beds were very comfortable with everything you need. Three kitchens and plenty of bathrooms.

Great Family Vacation Spot
We just returned from vacation and this property had everything that a multi-generation family needs. There was plenty of room for 3 families to spread out and get some space of their own. The kayaks and SUP boards on property, definitely gave us lot to do. We did a day trip to Sandy Point Beach via a pontoon boat. The beach was beautiful and very quiet. The kids gathered buckets full of shells. Wonderful get away !

Great Place to RELAX!
This was the perfect getaway spot for our group of 11 adults and older teenagers! There was plenty of room for everyone to spread out but also gather for dinners, campfires, and watching the baseball game on tv. We enjoyed the kayaks & SUPs, and being right on the water. The location was excellent - far enough away from town to be quiet but close enough to shop and do other fun activities easily. Both houses are beautifully decorated and very comfortable, including the beds. The owner Tom was very easy to contact and responded immediately when we had questions or needed anything. He organized a trip for us over to an island beach for a day that we highly recommend! The huge outdoor picnic table fit all of us for meals, and after our lobster dinner we used the hose right there to rinse the table off. We spent the most time on the front lawn near the water, with a campfire every night. Our only regret was that we couldn't stay longer, and we will definitely be back!!

Friends and Family Vacation
This property was perfect for our 4 families and our kids. The location was perfect for our party of 24, as we did not have to worry about neighbors, we had plenty to do with the kayaks, paddle boards and bikes that were available for our use. The location to Esker Beach is perfect. We had some take bikes into Mystic for ice cream, they took bikes to the beach, as well as kayaks. Esker Beach is quiet, and no waves, but some drove to Misquamicut Beach for a day to get those waves in. It is often hard to get adult children to hang out with their parents for a day, never mind 8 days.. but our kids loved hanging out by the fire, we brought some yard games, they have a nice space for that. It was easy to get in touch with the property manager, he stopped over a few times to check in, gave a great breakfast recommendation (Carsons), which was fantastic! Got a large group, do not hesitate to book.

Perfect for a group!
We were a group of 18 women including sisters, sisters in law, daughter in laws and life long friends. It was so terrific to have three kitchens for all of the food and beverages we brought. The decor was beachy and the beds and furniture were comfortable. The area and scenery were really beautiful! The town was a short ride and really fun and quaint! The manager was responsive and helpful! Parking was a breeze! Definitely recommend for a group!

Amazing Experience

Great rental & host!!
Awesome stay in Groton and Tom was a great host! We had planned an overnight back in February for a show we had tickets to at Foxwoods casino, but we had to cancel the week prior due to a family emergency. Tom was super accommodating and allowed us to change to a later date, so we rebooked for in April and planned a surprise birthday night there for my mother’s 60th birthday. It ended up being perfect!!! One of the best things about the house was that there were enough beds for the whole family to stay over (we had 16 adults and 4 kids) and the beds were very comfortable! The views on the water were absolutely breathtaking and we enjoyed having cocktails out on the deck. There is also a massive picnic table outside that fit us all and a fire pit with a ton of chairs. We were always able to be together in one big group which was really nice. Overall the house was amazing and Tom was easy to work with. He was very responsive and I appreciated his flexibility with the rebooking. He was in the area the day we checked in, so we actually were able to meet him in person at the property and he is a great guy! Definitely recommend this property and will be staying again.

Great for Weddings!
This place will have a special spot in my heart. We got married at the Branford House in June 2022 and rented this place to host our bridal party (15 adults) for the weekend. It was PERFECT -- plenty of rooms for everyone, two kitchens, plenty of space for getting ready, and guys/girls could be "separated" on the day of the wedding while getting ready. We got married on Friday and spend all day Saturday utilizing the kayaks and canoes on the property. Our friends still talk about how much fun we all had. Can't recommend this place enough!

Great weekend
I went to college in the area 30 years ago and my friends and I were looking for a weekend reunion/retreat. The location to The Fisherman Restaurant and coastal walks is ideal. The premises is as advertised, clean and the beds are comfortable. The space is ideal for group hangs and private/independent time. Tom was responsive and available through the entire process. Highly recommended, this is an ideal place to stay if you’re looking to spend time in the New London, Groton, Mystic and surrounding areas.

Amazing house and wonderful stay
This house was PERFECT for what I was looking for. I had 20+ people over to celebrate my 30th birthday and it was a fantastic time. There are so many bedrooms, lots of living spaces (2 full kitchens in main house and 1 in the guest house), space for everyone to hang out and play games, a beautiful view, and communication with the host was very easy and positive. We didn’t utilize the water sports or beach because it was March but all of my guests said they would love to book this property in the summer months. 10/10!!
