2024 offroad park
Perfect for 6 adults and 2 dogs. Comfy beds, great bathrooms and showers. Big yard, big driveway for 6 Jeeps. No complaints form us. Had a great time.

Not ready for primetime
To start, I was not looking for 5-star hotel surroundings. The pictures gave the impression of an old farm house and I was fine with older and needed lots of space. That being said, our stay was slightly stressful. Maybe due to batteries, the keypad lock was troublesome every day. The water was not on when we arrived and which is an inconvenience after a long drive. Once the water was ton an hour later, we discovered that the kitchen faucet was not actually attached and flopped around. The next morning, as I came out of my bathroom downstairs, I discovered that the bathroom upstairs was leaking onto the foot of my bed. We were down a bathroom for the remainder of our stay. As to the cleanliness issues, the showers, sinks and toilets were are very clean; however, choices in caulking and grout gave the impression that they were dirty on initial glance. The high touch areas, such as around doorknobs, light switches and doorframes all had lots of dirty fingerprints. In opening blinds, I discovered that the curtains and blinds were coated with dust and grime. I had to wash my hands, once there was actually water available. Also, one could see through to the ground under the house in the half bath. It was pet friendly and the yard was great for my pup and plenty of parking and quiet neighborhood. It felt a bit neglected and not quite ready for guests. With a little bit of work, it could be a convenient and comfortable place to stay for a larger group in need of space over luxury.

Nice getaway spot
Overall it was a good experience. The bed was comfortable and the kitchen was nice. The house could use updating. The house needs to be painted, the porch needs to be fixed and the yard needs to be mowed. The A/C is working properly, but it is an older home. They provided heaters and fans for the rooms. The porch is a peaceful spot for drinking a cup of morning coffee. We had a nice visit and would consider coming back.

With the exception of the grass needing to be cut, and a few kitchen/bathroom supplies that should have already been in the house, the overall stay was great. Great location, easy access to downtown Hot Springs.

Host left us stranded.
I reserved the home online per the proper process. I never received any information or communication from the host about entering the property or arrival procedures. I left it alone until the day of our trip. We arrived to the location and I messaged the host for a possible early check in at 2:00 instead of 3:00. He immediately responded and told me that would not be possible, the laundry was not complete. I accepted and and asked for entry information. He responded again that the next message would be the entry information. 3:00 comes and I am at the location and still have no entry information. I calm tthe host and no response. I message through app and now I response. My husband calls, no response. I then called vrbo customer service to get information for entry and they have nothing. They reached out to the host 6 times while I was on the phone and they never responded. We had to find other arrangements as I was now stranded with my children. At 4:22 the host decided to message the entry information and gave no explanation as to why it was late, gave no apology as to what happened. We did not stay. The location of the home is “across the tracks” literally and the yard was not mowed at all. Grass and weeds up to my shins. I’m not able to speak to the conditions of the inside of the property as we never made it inside but if you choose this location, I’d be real careful. Seems to me, someone tried to take us for a false rental.

Really good parking. We were going to the off road park so we had 2 trucks and trailers plus a car and had plenty of room. 4 bedrooms 3.5 baths made life easy. Nice older home with plenty of room.

Excellent stay!
There were six of us ranging from 49-2 and plenty of parking as we pulled up and I noticed some of the reviews left out that this property was completely remodeled on the inside, and there were several channels which I read that some guests stated that there was was only one channel but if you knew what you were doing, there were plenty of channels to choose from. There were two king size beds, a queen bed, and two twin beds per room so we had plenty of space in this house. My grandchildren enjoyed the huge yard to play in and we sit in the swing on the front porch as well as a picnic table in the yard and had plenty of space in the whole house to move around and I loved the huge dining table to hold all of us and the host, gave me all of the information a week ahead of time and stayed in touch with me before we arrived to let me know if we had any issues to let him know and gave me two phone numbers to get a hold of him in case I needed them. The beds were extremely comfortable, and we enjoyed having our own bathroom in each bedroom as well as the half bathroom downstairs. We really enjoyed our 4 day stay! Thank you, Stacy G.

Good price
The price was right but the property wasn’t the nicest. The neighbor is not one you would leave your doors unlocked in but you do feel safe. The dining table benches had legs that were cracked plastic and looked ready to break all other seating was good. Beds were comfortable and everyone had their own bathroom. Air conditioning was good very comfortable. Electrical outlet in the living room that the tv was plugged into did not work but we found extension cords in the house and the tv worked.

Unreliable cleaning staff
This property is a very nice size with a large yard that would be very nice for a group of people or family to meet and stay in one place. It is especially nice that there are three and a half bathrooms. Note there are only showers no bathtubs. Also be aware that there are no closets and no drawer space, however, there are some hanging racks. When I originally rented this property, three other couples were planning to go. Unfortunately, they all canceled for various reasons and I had two other family emergencies added to the mix that week. I asked a few days before the book date if I could get a refund, no one responded but I did find on the website that it was not possible for me to get a refund so near to the booked date.. So I rearranged some things and made it to where I could go. When I got there, upon entering, I realized that the Linens had not been changed on the beds downstairs and there were dirty towels piled in the floor in one of the bathrooms. This was particularly concerning since I had disregarded an earlier review from a previous guest that had experienced this same issue. I reached out to the owner and he responded immediately and apologized for the misunderstanding and told me where I could find Linens and towels. He did offer to refund my money if I wanted to cancel my stay but as it was already dark and the weekend of Halloween I knew that I did not want to go looking for another place to stay. The owner and I agreed that he would refund my cleaning fee since the home had not been cleaned prior to my arrival. I enjoyed my overnight stay despite the lack of dependable staff. I hope that in the future the owner is able to secure more reliable cleaning staff. Oh, one more note, there is a Keurig coffee maker, but no coffee pods, bring your own.

Showed up to the property after check-in time, walked in to a house that was 80 degrees, looked into first bedroom bed was unmade and had not been cleaned since last rental, towels was on the bathroom floor still dirty, second bedroom down stairs was in the same shape , dirty and not cleaned. I tried calling property owner several times sent him messages thru VRBO site with no answer or reply. We arrived from a six hour drive in and was tired so we started cleaning the house so we would have a place to sleep, I finally texted owner one hour after leaving several voice mails for them to call me and he responded to text, he said his cleaning lady told him it had been cleaned and I assured him it was not and that we was cleaning it as we speak , he apologized and said he would give us a refund, he offered to send a cleaning crew out but it was to late we had already done all the work so we could go to bed , after about two hours a cleaning crew showed up at the house I told them we had already cleaned the house and did not need there service they called him while sanding Infront of me and I told him again that we did not need there services because we had already cleaned the house and that I would be expecting a refund for our troubles he laughed at me over the phone and I said I was not laughing and was pissed. we have pictures of the house and the way it was left for us. I had to text him several times after our stay to incurring about refund he finally said VRBO was doing it , I got a email that said 150.00 was being refunded , I texted him and asked did he think that was sufficient and he said I think so because I had to pay the cleaning people to come out and I told him that was not my problem and that I told you we had already cleaned the house. I would not recommend staying at this property for any reason, I have stayed in several VRBO properties and this is the worst I have ever stayed in VRBO needs to take this unit off there web site.
