A lovely location and an excellent value. Though it's very near the resorts and some palatial new beach pads, it's old-school Hawaii.
The nearest beaches are very "local," nice for walking, sitting, or fishing. (It's a short drive to white-sand Hapuna, where you now pay big bucks to show up: $10/vehicle + $5/person --> 4 people = $30).
There's persistent ants in the building, including fire ants. My ant Kung Fu is strong, so we had a truce and no one was bitten/stung. But be clean, proactive, and alert, and I don't recommend going around barefoot.
The surprise was the sleeping situation. There *are* 4 bedrooms, but with the funky semi-open layout, no room offers complete cool and quiet. Either the rooms don't have AC, or doors, or windows that you can close to the outside. But it usually cools off at night, and the two cooling units (heat pumps) definitely help.
I want to emphasize that it's not all bad. I'm saying manage your expectations and you'll have a unique and charming experience of Hawaii the way it used to be.
