Fabulous find
What a fabulous house! Perfect location in Wroxham right on the Broads. The view from the back is stunning and peaceful. Boys fished morning, noon and night and caught perch, bream and roach. They used the rowing boat just for fun - kept older teens happy! The house is super clean and perfect for our family of 5. Had everything I needed and smart Tv. No towels but bath mat/tea towel. Various cleaning products and hand wash but guess that depends on what guests leave. In Wroxham, we had a bottomless brunch at Fizz and Fromage which was exceptional (lots of food options, not just BB), drinks at the local pub and fish and chips from Greys. We hired a day boat from Broads Tours. Highly recommend all. And Roy’s of course! We would definitely visit again and use it as a base for exploring or for the boys to get the train to Norwich for football. My only suggestion would be more hooks for towels on the back of doors and a hairdryer! That’s it. Thank you.

Norfolk Broads stay
Overall the stay was good, house/cottage was clean and tidy, view out the back a little limited, couldn't see the main river but had boats passing occasionally from local boat yard, did a little fishing from the varander caught 2 or 3 each time so that was good. Not much of a view from the front but access into Wroxham was great just 2/3 minute walk. Thought 4 0 clock entry was a little mean and late especially as the cleaners were waiting to come into the property at nine am on day of departure. Knowone met us on arrival and didn't see anyone until the cleaners on the last day. Thought there should be more instruction on how to use the equipment (especially the shower, took 3 times before got it working properly) As a suggestion I thought there should have been a night light on the upper stairs and landing as it was pitch black over night.

Really beautiful location plenty of shops nearby and goes distance to travel out every day. The only thing that ruined it was. It never stopped raining for three days. Totally recommend you book this cottage

very peaceful and relaxing break
This property is very well equipped, with everything you could need, probably almost as much as you have in your own home. It is very peaceful and so, very relaxing. There is a nice patio right on the water to enjoy fine weather evenings or meals. You can also choose to dine inside, still with the lovely view of the waterway, and watch the boats going past. The bedrooms are well appointed with large flat screen T.V's as well as the flat screen T.V. in the lounge and a comfortable flame effect fire for the cooler evenings. The shower room is very modern and very good. The property was extremely clean and tidy and we would love to book again at some stage in the future.

Relaxing by the water
Three of us and a little dog stayed at the property: We were so pleased that it really was as photographed with sweet swans and ducks visiting off the deck and boats passing by. A short, easy walk to Roy’s supermarket provided all we needed for our visit. So happy we chose this home and we would highly recommend it.

It was nice good location but there was problem with bedding stuffs. No extra blanket or pillow was provided . Not enough cleaning stuff as hand wash, kitchen towel . Parking is very tight as the small wooden pool make it really harder to park in and out.

Sunset Heaven
This idyllic accommodation should be renamed Sunset Heaven! From the moment you walk in and see the view from the open plan living area it’s as if a weight has been lifted from your shoulders. Such a beautiful setting. The property was immaculate and very comfortable. Would love to visit again in the future.

Great Cottage on the Broads
we had an excellent time staying at this wonderful cottage on the broads, a few minutes walk from all the main shops. Great position , well equipped and looked after. The parking is a little tight for a big car but still ok. the neighbours were great along with the herons and other wildlife, didn't see the otter but next door caught loads of fish ! TV could be a little lower on the wall and a better TV antenna would improve reception but thats quite a minor point overall. we really enjoyed our stay.

Welcoming and comfortable
Great property in good location. I had stayed here whilst away for business so hadn't had the chance to make the most of any recreational activities apart from the local pub but there seems to be plenty locally to keep you busy. I had a comfortable and enjoyable stay. I had called the owner about a query who was pleasant and helpful. I would recommend for a holiday.
