Our Private resort for a week
Casa Leone is a little private paradise. The view of St. Barts and Guana bay are the best. The property is very private even though your neighbors and the pool are only a few steps away. The accommodations are not perfect having weathered numerous hurricanes and the relentless wind and tide, but they are well cared for and perfectly functional. We appreciated the brand new A/C units, dual bathrooms, and an additional bedroom suit that would easily accommodate another couple or a small family if need be. There is a short walk to a 1/2 mile beach that is very private. Additionally there is a great hiking trail at the end that has great views of Back and Pelican bays. There are two very sweet dogs that were eager to accompany you on beach walks and greeted us when we returned in the evening. We enjoyed a quiet vacation with Philipsburg, shopping and great restaurants just two miles away. We would definitely recommend this property to family and friends.

Breathtaking View
This was our most peaceful and relaxed vacation ever! Frank, the Villa owner, was very accommodating and responded to all of our needs immediately. The view from our balcony and the pool was breathtaking. The people in the surrounding Villas that made up this little community were warm and friendly. We made many new friends during our 6 week visit and definitely intend to return next winter. There are so many things to see, places to dine, and adventures to be had on this island, that we can’t wait for our return next year!

Great Island Beautiful Property
My wife and I and our adult daughter spent a week here. The island was great. We rented a car and explored both the French and Dutch side. The house was a perfect place to base ourselves from. The ocean deck is the highlight where we enjoyed breakfast and evenings listening to the ocean. Frank is a great and responsive host. When we got there the charcoal grill needed to be replace and a new one showed up the next day. The neighborhood is quiet and a little bit off the beaten path and we enjoyed walking over to the beach as well. If you enjoy listening to the sound of the ocean this is the place for you.

Very nice setting
Our stay at Villa Leone was good. Frank was very attentive and responsive to us at all times. Place has a very nice setting at oceanside. Area is very quiet/residential and a car is needed. Good point to use as a launching place to visit the rest of the island. Posting pictures are accurate, however place does require some upkeep and upgrades. We found it to be a little run down.

2wks at Villa Leon
Perfect for us, we actually closed up the second floor and only needed the first level. Villa has the basic necessities for independent travelers, provides great base station to go out and venture and return to a comfy place. We did not find an outside barby but made do with the inside gas stove/oven (we like to grill). We also didn't have access to laundry. Great location, 15min to Phillipsburg/Divi and 30 to 45min to the most Northern and Western aspects of Island. The pool is clean and inviting.

Wonderful
We had an amazing time at the Villa. Hearing the waves crashing every night and watching the sunrise every morning truly wonderful. The evenings are quite special on the bay. It was very quiet and peaceful and a great place to get away from it all.

We have been coming to Guana Bay since 2009 but the condo we always rented was destroyed in by Irma. Fortunately Villa Leone survived & we stayed there. Condo was great - right on the ocean & fully supplied

Wonderful home-not touristy at all
This home is perfect for 4 people. (2BR-2Baths). The patio is roomy and literally right on top of the ocean. You cannot really swim in front of the house, but the views are spectacular. You can walk down to the sandy beach which is not too far away. This home is well-equipped and the decor is very nice. The pictures are accurate. Frank, the owner, was great to work with. SXM got hit with the most horrific hurricane in 2017. The recovery process is still ongoing all over the island. We would not go anywhere else in the Caribbean. The people are very friendly and the food is fabulous. "Big Fish" is one of our favorite restaurants in Oyster Pond, not far from the house. If you cross over the boarder to the French side, try "Bread & Butter" for bakery items, wine, cold food items, etc. L'Oasis is right next door to Bread & Butter.... another great restaurant. You can try anything from pizza to fois gras. 37 beaches on the island, never enough time to explore!

Guana Bay retreat
The property is in the most amazing location and we were so fortunate to watch the Heineken Sailing Regatta from our patio or from the pool on the property. This is ideal spot for two couples and you won't be disappointed. Thank you Frank.

My wife and I stayed here for 2 weeks and really enjoyed our time here. The property is away from the commotion of tourist and we found it easy to slip into vacation mode. The kitchen was well equipped with everything we could ask for, as we eat most meals in and prefer to make drinks and head to the beach or pool. I plan to stay here again and have already recommended the place to several people.

Oceanfront Paradise
We spent 4 weeks here and it was perfection. Each day started on the oceanfront deck (can’t get closer to the ocean!) with magical sunrises. Honestly the most amazing sunrises. And then a swim in the well maintained pool. We had the benefit of a full moon over the ocean one night as well. The Villa is clean, bed comfortable, plenty of towels and kitchen well stocked with everything we needed for a long stay. Frank was super responsive to any needs or questions we had. And Max was close by if we needed anything. We rented a car and explored every inch of the island. The Villa atmosphere was tranquil, quiet and serene. We hiked across Guana Bay Beach each morning to go on a gorgeous maintained trail next to the ocean. We went to many of the different beaches on both the Dutch and French sides of the island. We are filled with gratitude to have experienced Villa Leone and its magic! Thank you Frank!

Our visit
We had stayed at Frank's villa many years ago and with the hurricane we knew it would not be the same.The main issues we had were that the stove gas supply had not been turned on, but wasn't a big issue as we always eat out. The hurricane doors were still screwed up tight upstairs so windows couldn't be open. The A/C in the upstairs quit on the 3rd day but will say Frank acted fast to having it repaired. Frank was fair in dealing with the rental and the repairs as stated. I would reccommend his villa

relaxing stay in St Maarten
Our stay at Villa Leone was relaxing and enjoyable. The hurricane has indeed damaged much of the accommodation on the island and we appreciate the effort that Frank has made to make the villa habitable while many of the other villa in the resort remain damaged. The beds were comfortable and the AC worked beautifully. The view is spectacular with strong winds daily on the oceanfront deck and the hot tub was used daily. Frank was attentive and emailed us several times to make sure all was in working order and that we were happy. Guana Bay is an easy drive to Phillipsburg 10 min, oyster pond 10 min, Orient Beach 20 min,and Simpsons Bay 20 min depending on traffic. We found nice restaurants for dinners and enjoyed breakfast on the deck with lounge chairs for reading in the sun. the beach had tremendous waves for body surfing and a safe sandy bottom. We had 5 "clean" days and then the prevailing winds deposited weeds to makes swimming less desirable. No problem because there are many beaches available only a short drive away. This villa is great for a quiet "get away from it all" vacation with the option to visit all that St Maarten has to offer with just a short drive. A rental car is a must. We would rent this villa again

The waves and the view
We stayed at Villa Leone for 8 days. We loved the view of the ocean and the sound of the crashing waves. While there were still signs of construction, it was by far the nicest/most recovered villa in the immediate area. Frank’s notes/suggestions on the things to do, items to eat, and places to visit was extremely helpful. Thanks again!

Villa Leone....A wonderfull place to stay
We stayed in Villa Leone for a week. 7 beautifull days to discover Guana Bay ans the friendly Island of St Maarten. Villa Leone is a wonderfull place to stay. Peacefull, quite and nearby the capital of the Dutch part of St Maarten Phillipsburg. With his patio with a fantastic vieuw at St Barths and the relaxing sound of the waves of the ocean at 70 feet...and a large sand beach at 200 ft. The villa is very well equiped with everthing you need. Airconditionning in all the rooms....A well equiped large kitchen, 2 large bathrooms and plenty of room in the house. The nice swimming pool near the house was very well maintanted and because there were no other guests in the resort we had a private swimming pool the hole week :). Villa Leone in Guana Bay is a ideal location to discover the Island of St Maarten.Nearby oyster pond and all the other beuatifull places to discover ont he Dutch and the French side. We want to thank the owner Frank for his kidness, his quick response and the fact that he was very honest about the situation of the surrounding area in guana bay. But we found there was already a lot of work done and we have an enormeous admiration for the courage of the people of St Maarten..... Thanks also to the friendly people in the guana bay resort who where very present and very available….and made us feel very safe and comfortable. It was a little bit hard to return to France and to leave this idyllic place , where we lost a little bit our hart. Hopefully we can return one day to Villa Leone and 'The Friendly Island' of St Maarten. Great location right on the ocean with beautiful views of St. Barts and the regatta sailboats.
The villa was well equipped for our stay for a week. The community pool which we enjoyed daily was a few short steps from our door. We did not get to use the hot tub or charcoal BBQ (not enough time), but did spend countless hours on the balcony patio enjoying the Guana Bay vistas with a rum punch. Frank was very open about the hurricane damage and repairs in progress to Villa Leone. We appreciated his attempt to get the shutters open on the upper bedroom. St. Maarten is a beautiful island with welcoming people.

Experience the Ocean
The ocean was so close that it was as much an experience as a view from the second level deck. We enjoyed watching the waves come in and the sound of them crashing on the shore. On clear days we could see St. Barth on the horizon. The villa was bright with light and cozy. We spent more time there during our three-week stay than expected. It's in a very private part of the island. We saw very few other people. The beach was disappointing because it had not been cleared of mounds of seaweed. Neighbors told us the ocean scours it clean at times. We used it for metal detecting. The water was a beautiful shade of turquoise in the right light. However, the beaches in the touristed areas were pristine and only a short drive away. The pool was well-maintained and right next to the villa. We had a few minor problems with conditions in the villa, which we're confident Frank will fix.. More serious to us, the floor of the upstairs bedroom was so slanted that we did not feel comfortable using it. Others might find it no problem. Clearly, the hurricane caused major damage to most of the surrounding villas, with debris scattered around, but this one has been nicely repaired. Repairs to the others are moving along. We liked the pink color. It fit right in with the colorful homes on the island. We would have appreciated the weekly cleaning. Frank always responded promptly to our questions and concerns. There was no cable for internet or TV during our stay, although some businesses seem to have it. We relied on our phones. Make sure you have enough data through your plan and that the cost of adding international coverage is reasonable. An alternative is to buy a cheap phone there and buy data as needed. We doubt there are many villas on the island just feet way from the ocean, especially at such an affordable rate. We highly recommend it.

Post Hurricane Damage
The rooms themselves were pleasant and comfortable. The remaining hurricane damage should be overlooked because it will disappear as time goes bye. A dramatic amount of progress has already been made and damage will slowly continue to disappear as improvements and repairs are made. Sint Maarten is a beautiful and friendly Island. I look forward to returning next year.

Favorite place on island
So we found villa Leone 7 years ago and were very reluctant. We had not been to the island, we had not used home away.... But so glad we have. We have been back every year since and every year we extend our stay longer, this year was 3 weeks!! Frank is a super and very attentive owner, he always responds to emails quickly and Villa Leone is fantastic!!! It's not fancy but it is clean, comfortable and RIGHT ON THE OCEAN!!!! We just love it. The peacefulness of Guana Bay is a true delight we like that there are no hotels around and hundred of people. This home is spacious and easy to entertain. This year we hired a chef to come in and cook for us a couple times as a treat, with franks recomondation we hired a massage therapist to come a few time and she (Patti) is PHENOMINAL!!! I highly recommend Villa Leone. Stay once and you will stay again. Best value on island.

Location, location, location
We have travelled in 5 continents, staying in everything from tents in the African savanna to five star hotels in Paris. The location of Frank's Villa is perfect! Not overly luxurious in furnishings, but who cares when one can sit on the spacious patio with spray from the ocean waves gently caressing us. Private beaches are to the left and right of the villa. In our two weeks stay we only saw a handful of people on them. A car is needed as one is located slightly outside of Philipsburg. A short drive will take you to tourist type shopping or nature preserves as well as the French side of the island. Visited with several people staying in less desirable villas behind us and found they paid more for less. Defiantly would recommend this place to any ocean lover.

Beautiful Views, Serene Location
We had a wonderful vacation while staying here! This condo is located right on the ocean. The patio displays stunning views of the huge crashing waves and of St. Barts. You can walk to 2 different isolated beaches. We were the only ones ever on these 2 beaches. The living quarters are very comfortable, clean and well equipped with everything. The location is a quick drive to shopping and other more populated beaches. The owners were very nice and helpful and the cleaning lady was waiting for us when we got there to show us around. All around a truly unique find!!

Great villa and location
Our stay at Villa Leone was fantastic. The location of the villa is right on the water on Guana Bay with easy access to Guana Bay beach and Gibbs Bay beach. The villa location was quiet and is a quick ride to Philipsburg. The breeze and sound of the ocean made the atmosphere of our stay outstanding. If you like sitting outside on a balcony enjoying a cool breeze and a great view of the ocean this is a perfect place for that. The villa was well kept, clean, and had all the amenities needed for a comfortable stay. The kitchen was well stocked for cooking in (which we did a good amount of), the bedrooms very comfortable, and the living space perfect for the four of us. Upon our arrival, we had no trouble getting into the Villa (Simon greeted us at the entrance) and parking was easy. Frank was outstanding in his responses to any questions with great information and quick replies. We did not make use of the hot tub but did use the pool a couple of times which was very nice especially for a late afternoon/evening swim. All in all, it was a great experience and we would absolutely return to Villa Leone.
