"Overall most of our needs were met as a group. Sleeping spaces for enough people to sleep at least 6 comfortably & then some extra pullout/futon couches available. However a few issues we came across were - the cleanliness upon arrival specifically the presence of dead or live flies at almost every window. Upstairs bedroom the flies were making noise all night at least the first night of our stay. - the water must be well water because it smelled like sulfur every time someone ran the sink...

"Every September or school lacrosse program comes to Ellicottville for their fall lacrosse festival. We needed a place to stay, kind of last minute, and this property was perfect. It was directly across the street from the Holiday Valley resort. This was in the perfect location for everything. "We love staying here because it is scenic, quiet, comfortable, and in the most perfect location. Easy to town. Easy to summer hiking trails (and winter ski trails). Just easy. The beds are all comfortable. Having two bathrooms is a bonus. And the kitchen is well supplied with coffee makers, a plug-in hot water pot, great knives, and plenty of dishes, mugs, and glassware. The host responds quickly to messages. Highly recommended!"
